For my own information, I also check out the property market in Japan too - but it is hard to find apartments that have the same potential return. However, City Tower Ariake looks to be a bargain at the moment:

I suppose that is the &quot;Sun Tzu part&quot; - to know your battlefield like the back of your hand. ^-^

I doubt that they are running those elementary schools for profit. My guess is that they only aim to break even. And there will be always be turnover of families and they trade up (or down) for other places.

		<description>I&#039;ve always dreamed what my house would look like but unfortunately, I forgot about it and didn&#039;t really save for it.  Now I&#039;m still trying to shake off the cobwebs of those years I wasted, I dunno if I could buy myself a house (or a condo or apartment whatever).  I thought back then I was forward-looking, it was quite a shock when I realized the opposite.

Anyway, I thought you were going to discuss Sun Tzu because &#039;Warring States&#039; was in the title--I would have gone &#039;Wow Sun Tzu and home ownership&#039;.  lol

That&#039;s a nice concept.  Though I wonder how many years they can sustain that?  Imagine those elementary schools running out of school-age kids once most of the families grow old.
